Our philosophy is simple, our best available rates are always available on line from the Spires website. As our rates improve the longer the stay, it would be impossible to show all permutations in a web tariff. On our check availability system on each page, select your venue and dates, and check best rate and availability for the type of apartment you prefer. Should the apartment of your choice not be available on line, do double check with us (call 0845 270 0090) as we do not always make our whole room stock available on line.
From time to time, we have special offers and deals, exclusive to the website – do check our special offers section regularly.
For payment by credit card, we accept American Express, Visa, Euro/Mastercard, Maestro, and Switch. We reserve the right to pre-authorise credit cards prior to arrival.
The credit card used to book must be produced upon arrival (even for advance purchase bookings), unless guest will be paying using a different card. The card holder must be present and will be asked for official photographic I.D. e.g. passport, driving licence, national I.D. card etc. No third party payments will be taken unless previoulsy agreed with management.
Check in is from 14.00. Guests should check out by 10 a.m.
Express Check In
Avoid long queues at reception – our express Check In service allows you to relax in your suite that bit sooner. Express Check in instructions will be sent to you with your reservation confirmation – these instructions are important if checking in out-with normal reception opening times. (8.30am to 7pm Mon-Fri, 10.30am to 7pm Sat) Please contact us should you not have received these instructions.
Express Check Out
Just turn off the lights, lock your suite door and drop the keys off in the key return box – nothing could be simpler.
Cots and Highchairs
Our apartments are ideal for families with cots and high chairs available free of charge.
Our standard cancellation policy is 24 hours notice. If cancelled up to 24 hours prior to arrival, no fee will be charged. If cancelled later or in case of no-show, the first night will be charged.
Advance purchase bookings can not be cancelled or modified at any time and 95% of the payment will be taken at time of booking. This payment will not be refunded if the booking was to be cancelled.
PLEASE NOTE: The Spires cannot accept any direct cancellation of reservations made through third party agents. Any guest who wishes to cancel a reservation made through a third party agent must contact the agent to cancel the booking, The Spires will only deem the reservation cancelled on receipt of the cancellation notice from the agent.
GENERAL TERMS AND CONDITIONS
All rates are per apartment per night as applicable and are subject to Government Value Added Tax (VAT) levied at the applicable rate. After 28 days VAT is only applied to 20% of the rate. Rates quoted are based on length of stay (unless otherwise stated in writing), please note that where a stay is shortened your nightly rate will be revised to reflect the new length of stay and will be applied to the whole stay.
Check in time on day of arrival is from 2pm and check out time is 10am on day of departure. Earlier check in times and later check out times may be available subject to prior request and availability.
Guests will be held liable for any loss, damage or personal injury they may cause at The Spires. Guest should note that where appropriate charges for damage will include a charge for the apartment being out of service while the remedial work takes place.
From time to time The Spires may need to contact guests prior to their arrival, The Spires will not accept responsibility for any issue arising from incorrect contact details being provided by guests. We strongly advise all guests to provide contact details that they know they will be contactable on.
All apartments are strictly non smoking, guests who smoke in an apartment will be held liable for a £100.00 deep cleaning charge.
A credit card number is required to secure all reservations, unless a company account has been set up prior to the reservation. In this instance a company purchase order number will be required to convert a provisional reservation to a confirmed reservation. Provisional reservations will only be held for 24 hours. The credit card used to make the reservation must be produced uopn check-in by the card holder, along with official photographic I.D. as stated above.
Please note that use of American Express will result in a surcharge of 2.5% being added to your payment.
The Spires will not accept cash or cheque payments for accommodation charges.
The Spires reserve the right to refuse any reservation at time of booking right up to check-in.
No bookings will be accepted from anyone under the age of 21 without prior written consent from the management.
Weekend & Public Holiday Deposits
Please note that all weekend and public holiday stays are subject to a £250 security deposit (or £500 for stays which include 31st December) which will be taken from the payment card on the Friday prior to arrival (in addition to the accommodation charge). This deposit will be refunded to the card on the following Monday (Tuesday on bank holidays) after the completion of an apartment inspection, provided that maximum occupancy and guest noise level terms have not been breached. Please note that cash deposits cannots taken for stays inclusive of Saturday or Sunday night cannot be returned until the reception reopen at 8.30am on the Monday.
Mid week deposit
For stays on Monday, Tuesday, Wednesday and Thursday nights we will pre-authorise your card a minimum of £50 extra to cover any extra costs charged to your apartment e.g. breakfast, wifi access etc. For longer stays this may be higher.
Please note that our suites are not intended as a venue for social gatherings, parties or other such events*. The Spires will also not accept reservations for hen or stag parties*. Each suite type has a maximum occupancy level, which if exceeded will result in forfeit of your deposit and may lead to your immediate removal from the premises without further notice and without refund of any accommodation charges.
The maximum occupancy for each apartment type is as follows:-
Studio Apartment:- 2 occupants
1 Bedroom Apartment:- 2 occupants
2 Bedroom Apartment:- 4 occupants
2 Bedroom Deluxe Apartment:- 6 occupants
3 Bedroom Penthouse Apartment: 6 occupants
Where a cot has been supplied the maximum occupancy will be increased to include a child under the age of five.

Guest Complaints Due To Noise
In the event that our duty manager receives complaints regarding noise levels from your suite, you may be requested to leave the building immediately and both your accommodation and deposit charges will be forfeited. In the event that guests refuse to vacate the suite, having been asked to do so by the duty manager, the police will be asked to attend.
Booking from Local Postcodes
We are no longer able to accept leisure bookings made from people who have a local postcode to the location they are staying i.e. anything begining with B,WV and CV in Birmingham, G in Glasgow and AB in Aberdeen.
Out Booking Policy
The Spires will do everything it can to provide guests with the suite(s) they have chosen, however, in the unlikely event that this is not possible, The Spires reserves the right to move guests to alternate suite(s) within The Spires, the total capacity of which will be equal or greater capacity than the original suite chosen.. Please note that when relocating larger apartment types The Spires reserves the right to split these into several suites, however guests will only be charged at the original value for the suites they have booked.
In the unlikely circumstance that we find ourselves unable to accommodate your booking The Spires reserves the right to out book your reservation to an alternate accommodation provider of similar standard.
All reservations are at the discretion of management and The Spires reserves the right to refuse any reservation which we deem may breach our terms and conditions.
Guest are required to give 24 hours notice of early departure to avoid a charge of one nights accommodation.
Pet Policy - Aberdeen Only
The Spires Aberdeen is committed to providing guests and bookers with as many booking options as possible. We appreciate that the ability to accept pets is a great selling point in today’s market where it can be extremely difficult to source pet friendly accommodation.
In our efforts to ensure our apartments are maintained to the highest of standards we are introducing a surcharge of £100.00 to all reservations where, it is agreed in advance with The Spires Management, a pet will be accommodated.
This charge will be used to cover the deep cleaning of the following areas within the apartment on departure:
- Carpet cleaning of lounge, hall and bedrooms.
- Dry cleaning of curtains.
- Extra housekeeping involved in making apartments ready for occupancy by the next guest.
In addition to the surcharge the guest will be required to complete a pet disclaimer form. In doing so the guest is agreeing to be liable for the cost of any damages caused by the pet during the stay. If there is an instance where a guest refuses to sign the disclaimer The Spires will reserve the right to cancel the booking with immediate effect.
All guests who have a pet with them must still have prior agreement of The Spires Management and will be required to agree to the terms of The Spires pet policy which can be provided at the time of booking.
